Kjeldsberg Eiendomsforvaltning
Strategic Design
I was contacted by Kjeldsberg Eiendomsforvaltning (KEF) after being recommended by a friend of mine. They asked me to analyse the company from a strategic design perspective. KEF manages commercial properties and buildings all over Norway. This includes maintaining the building in good shape by moving grass, supervising electrical circuits etc. as well as keeping tabs on their environmental impact and logistics. They wanted outside eyes to take a look at their operation, specially regarding environmental impact and possible improvements as well as personal efficiency and customer relations.
My first priority was to analyse and organise their digital tools, which are used both by employees and customers. The software maps tasks that need to be done by their employees such as clean out vents or ventilation canals or calculate the total expenditure of one customers newly purchased and installed solar panels. This tool had suffered from being personalised by many people in different positions who have had access to it over the years. Within their time at KEF, they have customised the tool in some way they preferred, and as many people have done this, it has become a cluster of information. This became a problem when customers asked for specific information, which became difficult to find for the employees.
I spent a lot of time talking to both employees and customers, hosting workshops and user tests in order to understand how the daily routine looks like for anyone involved with KEF. All interviews and discussions were conducted in a semi-structured manner, to let the experienced worked steer the conversation and hightlight their expereinces and tacit knowledge. In order to really understand the company, I stayed at their offices every Friday throughout the spring semester in 2023. This led to many interesting answers, discussions and high learning outcomes.

The process included end users, both technicians, data scientists and leaders on all levels and revealed much tacit knowledge
Due to confidentiality, I have only been authorized to share a small part of the final report. They were very pleased with the result I brought, bringing both new ideas to the table and pinpointing some they had already thought of.
Working alone on this project gave me a lot of freedom and availability to form the project as I wanted to. As I was first approached by KEF, they did not know themselves exactly how to formulate the task they gave me, as the problem was big and abstract. However, working closely with representatives from KEF provided much information which I was able to piece together to the final report.
Thank you to Kjeldsberg and specially Sondre Leonardsen (sondre.leonhardsen@kjeldsberg.no) for a great time!
